測量業務
土地家屋調査士は測量も行います。どのような時に測量をするかと言うと、所有している１つの土地を２つに分ける時や登記記録と実測面積が違うとき、そして土地の境界がわからないときなどが挙げられます。
土地の境界が明らかになっていないと隣地の方と境界を巡りトラブルになる恐れがあることや、売買や遺産分割で分筆登記を申請する時に支障がでてしまいます。土地は大切な財産ですので境界確定測量を行うことで大切な財産を守ることができます。

Boundary determination survey
A boundary determination survey is a survey to clarify land boundaries. It is also required when applying for land area correction registration or land subdivision registration. In order to determine the land boundary (plot boundary), a meeting is held with neighboring landowners and government agency officials (in cases where the land is connected to a road or river, for example) and boundary markers are installed. A boundary determination map is then created. Boundary determination is also required as a prerequisite when selling off non-statutory public property.

Current status survey
A current status survey involves surveying block walls, building locations, utility poles, land boundary markers, etc., and creating a current area and floor plan. This is effective when you want to confirm the current size of land. Unlike a boundary determination survey, it does not require a meeting with neighboring landowners or government agencies, so the time and cost can be kept low. It can be used for building inspections, housing development plans, etc.

Boundary marker restoration survey
This is a survey to restore boundary markers to their correct positions when they have been lost or moved due to disasters or construction work. We will restore the boundary markers in a meeting with the neighboring landowner based on the land area survey map and the boundary confirmation document kept by the client.

Border crossing investigation
Check for any structures or trees encroaching on the neighboring land. Survey the land boundary (survey to determine the boundary of the encroaching area).
Please check with the neighboring landowner to see how far you have crossed the border, and use this information to prevent future boundary disputes.
