

Land registration
Regarding land, location (where?), land use (what kind of land?), and land area (how large?) are recorded as registration information. If the current state of the land differs from the registration record for some reason, a change registration must be made. The required documents are for general cases, and more documents may be required in cases such as inheritance. In addition to the registration below, there are also other procedures such as "map correction requests" if the actual situation differs from the official maps and maps available at the Legal Affairs Bureau, and "boundary determination" if the owner of the adjacent land is unknown or cannot agree on the boundary.

Land area correction registration
This is a registration that is applied for when the area recorded in the registration record differs from the area actually measured. It is also applied for when applying for land subdivision registration and the actual measured area of the land and the area recorded in the registration record exceed the allowable margin of error. Land that has existed for a long time and has never been divided may have been measured using a low-precision surveying method. A boundary determination survey must be completed before applying for this registration.

Land subdivision registration
This refers to the division of one parcel of land into two or more parcels. This registration also requires that a boundary survey be completed before applying for registration. In addition, if the error between the actual measured area of the land and the area recorded in the registration record exceeds a certain limit, an application for land area correction registration must also be made.
The following cases are eligible:
- When you want to buy or sell part of a land - When dividing land as part of an inheritance - When constructing a new building and need to divide the setback (the part that becomes a road by law) *There are also various other cases.

Land Consolidation Registration
This is a registration that combines several parcels of land into one parcel of land. This registration is not possible for any land, and there are restrictions.
The restrictions include the following:

・If there is a registration in the B district, such as a mortgage or surface right (possible in the case of servient land)

土地地目変更登記
If the current state or purpose of use of the land changes and the land use differs from the land registration record, this is a registration to match the land use record with the current state. This must be done within one month of the change in land use. If you change a field or rice paddy to residential land, you need to notify and obtain permission for the conversion of farmland under the Agricultural Land Act, so please be careful.
The following cases are eligible:
・When the purpose of land use changes (forest → residential land)
