建物に関する登記

For buildings, the physical current state of the property is recorded, such as location (where), structure (type of pillars, type of roof, how many floors), type (is it a store or a hospital), and floor area (how large). In addition, registration related to indications requires application, so registration is required when a building is newly constructed, expanded, remodeled, or demolished. (There is no application requirement for division or merger registration of buildings.) When taking out a mortgage or renovation loan, registration is almost always required to match the physical current state. Without this title section, registration of rights such as ownership and mortgages cannot be made.
The required documents are based on general cases. In cases such as inheritance, the required documents may increase.

Required Documents

・Proof of ownership (certificate of confirmation, certificate of handover after completion of construction, receipt of construction fee, etc.)
・Proof of address (resident's card, etc.)
・Power of attorney ・Building drawings, floor plans for each floor

Building title registration

This is the first registration to be made when a new building is constructed. In addition, building title registration is also applied for for buildings that have existed for a long time but have not been registered.

By completing this registration, registration information will be created at the Legal Affairs Bureau.

Building title change (correction) registration

This is a registration that is applied for when there is a change to an already registered building. For example, when the type of roof changes due to renovation, or when the floor area changes, etc. In addition, when building a new storage shed separate from the house, or when demolishing a building, this also falls under the category of a building title change registration.

The following cases are eligible:

・When a building is expanded or remodeled and the floor area changes (expansion, partial demolition)
・When building or demolishing a storage shed or garage (accessory building) near the house ・When changing the type of roof (tiled roof → slate roof)
・When the use of the building is changed (from residential to store, etc.)

Building destruction registration

This is a registration that is applied for when a building is demolished or destroyed by fire, earthquake, or other disaster.

If you do not register the loss of a building, there are disadvantages such as being charged fixed asset tax for a building that no longer exists and it can cause problems when buying and selling land, so you need to be careful not to forget to register the loss of a building when it no longer exists.

This applies to the following cases:

・When a building has been demolished ・When a building has been destroyed by fire ・When a building has collapsed due to an earthquake ・When a building no longer exists but its registration record remains ・When a building has been demolished in the past and another building has been built on the same site
